EnergyAPMC consistently better than recognized regional and international benchmarks, operating 40%–50% more efficiently (kilowatt-hour per square meter per year) compared to reference standards for similar building types. Every decision we make is part of a continuous drive to operate smarter, greener, and more efficiently, powering Ayala Land’s Net Zero vision.
Energy efficiency remains one of APMC’s most impactful focus areas, with large-scale programs implemented across our residential, commercial, and estate portfolios. Through strategic partnerships with Energy Service Companies and deployment of high-efficiency systems and performance optimization initiatives, we have significantly reduced energy consumption and operating costs. These efforts are supported by real-time monitoring using cloud-based systems.
All commercial buildings and district cooling plants now operate on 100 percent renewable energy, drastically lowering carbon emissions by more than 16K tCO2e and supporting the country’s transition to clean power.

APMC advances circular economy in its water management programs and practices. Through a holistic approach, we keep water in productive use for a long as possible reducing dependency on potable or commercial water consumption by implementing graywater reuse systems to maintain and operate our properties.
This covers high water-consuming activities by Sewage Treatment Plant (STP) effluent as cooling tower make-up water. Additional strategies include optimizing river water for landscape maintenance requirements and harvesting rainwater, ensuring responsible and sustainable use of water resources across our properties. On top of these initiatives, APMC continues to operate its properties in accordance with water efficiency best practices, ensuring that water consumption is optimized while minimizing environmental impact.
By applying these measures across all operations, alongside other water efficiency best practices, APMC protects vital water resources and strengthens the long-term resilience of the communities we serve.

WasteAligned with our goal of achieving Zero Waste to Landfill by 2030, APMC implements an integrated Waste Management Program grounded in circular economy principles and full regulatory compliance. It covers end-to-end waste management from segregation at source and on-site recycling to responsible treatment of residual waste in order to ensure that materials are recovered, repurposed, or processed through appropriate channels.
We also prioritize the safe handling of hazardous waste, including used oil and lead acid batteries, and waste electrical and electronic equipment through partnerships with Bantay Kalikasan and other accredited providers. These efforts uphold our commitment to protecting both people and the environment while making a positive difference in our community.

APMC strengthens its commitment to responsible Fuel and Refrigerants management by optimizing consumption across its properties. We transitioned to low-GWP (global warming potential) and low-ODP (ozone depletion potential) refrigerants, improved fuel efficiency, and integrated renewable energy solutions to reduce emissions and support our decarbonization goals.
Extending this effort beyond operations, APMC partnered with AC Mobility to successfully roll out more than 100 electric vehicle charging stations in key locations, helping reduce reliance on fossil fuels and promote cleaner transport in the communities we serve.
